As someone who has lived in Irvine for the past 7 years, I've had my fair share of experiences with property management companies from anything to a sink leaking to the drywall above my shower falling apart due to poor ventilation. Like most places in Irvine, the previous places I've lived are Irvine Company controlled and therefor, any problems are usually taken care of in a timely fashion. However, Villageway Property Management manages the current condo community where I live (Orange Tree Terrace near IVC). Within the past 6-9 months, I've had multiple leaky pipes in the walls and poor fixture sealing which resulted in water damage to my unit All of these issues resulted in repairs to my unit which the HOA were responsible for, however, the time in which it took to fix these items was over a month. Over a month with missing drywall and exposed beams, over a month with torn out cabinets, over a month with hardly any communication from the HOA on progress being made unless I contacted them first. The responsibility of taking time off work to let the contractors and estimators into my unit also fell upon me because Villageway chooses vendors who only work during the business week and during business hours. Upon speaking with Becky and Marie (property management directors, possibly) regarding the latest repair problem in my unit, I was informed that this is the usual time period in which non-emergency repairs are made. The board meets once a month, bids are presented and they must approve one before any contractor is contacted to complete repairs. Becky told me that if the board meets one night and there is a repair issue the next day, that tenant will have to wait until the next board meeting before bids are approved and they can move forward. I strongly caution anyone renting or buying a condo/home run by Villageway Property Management. Please do your research on the management company and building in which you are about to live or you could wind up living somewhere run down, falling apart and poorly managed like Orange Tree Terrace by Villageway Management! UPDATE: A friend's car was towed the morning of 9/13/11. It was parked near the dumpsters of the Orange Tree Terrace condo community for the night. However, when my friend went out the next morning, the car had been towed. He contacted Becky Seifert, the Villageway Property manager for our community, on the morning of 9/13 and she told him that they'd posted cones and tape to section off the affected parking spaces. However, either someone had moved the items or winds had blown them away because they were not there in the late evening the previous night when my friend arrived. Becky told my friend that it wasn't their fault that someone or something had removed the cones and tape and that the resulting costs for towing would fall on my friend. The biggest issue/concern I have with Becky and Villageway is that proper notice was not given or posted around the building. If there is work to be done to the building to the point where it will affect residents, written notice needs to be provided, which in this case it was not. There were no messages passed along to the residents via e-mail, phone call or even by memo posted around the building.
